
A building surveyor is required to produce a Home Report document for every residential property seller in Scotland before listing the property for sale. The Home Report must be created by a Chartered Surveyor who is a member of the Royal Institution of Chartered Surveyors (RICS) and is also a Registered Valuer. These reports are intended to provide potential buyers with important and relevant information about the property they are interested in purchasing.
In England and Wales, Home Reports are not required for residential property sellers. Instead, buyers commission either a Homebuyer Report or a Building Survey

What’s in the Home Report?
A home report consists of four separate documents:
The Single Survey

This report provides an overview of the overall condition of the property, considering various factors such as windows, gutters, walls, and the roof. The survey also evaluates the property’s accessibility for individuals with special needs. Each component assessed is given a conditional rating ranging from 1) satisfactory to 3) essential work required. By compiling this information, the survey provides a valuation of the property in its current state and an insurance sum.
The Energy Report

The property will be provided with an Energy Performance Certificate, which will rate the energy efficiency of the house and provide an estimate of annual energy costs for the buyer. The Energy Report will also assess your property’s overall environmental impact.
Mortgage Valuation

This report is intended for the potential use of any Bank or Building Society in order to assist the buyer in obtaining a mortgage for the property. It contains a condensed version of the Single Survey, giving an overview of how the surveyor would communicate with a lender. It is important to note that this report is not a substitute for a formal home report conducted by a reputable surveyor, as lenders will not accept it. It is recommended that you commission a comprehensive home report from a qualified surveyor.
Property Questionnaire

The vendors will be required to fill out a property questionnaire to offer additional useful details to potential buyers. Building surveyors understand that certain aspects may not be evident in an official survey but are crucial for buyers to be aware of. This information may include details such as council tax bands, planning permissions, heating arrangements, access rights, damp problems, guarantees for work, and more. By informing buyers about these factors, it ensures peace of mind and facilitates a smoother transaction process.
