These surveys are particularly useful for older, unusual, or large properties, or when planning major works.

RICS Level 2 Home Buyers Survey

A house survey, also known as a home survey or homebuyers report, is a detailed inspection of a property’s condition conducted by a qualified surveyor. It identifies potential issues that a buyer should be aware of before committing to a purchase, helping to inform their decision and potentially negotiate a better price if problems are discovered.

RPSA Level 2 Buy To Let Survey

A buy-to-let survey is a property survey designed specifically for landlords and investors who intend to purchase a property for rental purposes. It goes beyond a standard homebuyer survey by also assessing the property’s suitability for generating rental income, including its rental potential and condition.

RPSA Snagging New Built Survey

A snagging survey is a detailed inspection of a new build home to identify any defects, unfinished work, or quality issues. It’s essentially a “quality control” check before you move in, ensuring the property meets the expected standards

RPSA Single Defect Survey

Home Insight Survey (HIS)

A Home Insight Survey, commissioned by property sellers, offers a detailed visual inspection of a home’s condition, equivalent to an RICS Level 3 survey. It provides comprehensive insights into defects, health & safety risks, environmental factors, conveyancing issues, and climate change considerations, without including a valuation. This survey can be relied upon by sellers, prospective buyers, and the successful buyer, helping to streamline the selling process in England and Wales.

Investment Report

The Investment Report is designed for corporate investors, offering a quick overview of a property’s condition with fully costed defects analysis. Based on a visual inspection, it details construction types, limitations, significant defects, rectification approaches, maintenance requirements, flood risk assessments, EPC ratings, and a comprehensive surveyor checklist for risks like structural issues, asbestos, and damp. This report provides approximate repair costs and helps identify elements needing further investigation, without including a market valuation.

Differences of level 2 Homebuyers and level 3 Building surveys

The Home buyers Survey Level 2

For properties built post-1940 that are in an average or better condition and that are of a standard construction type

Building Survey Level 3

For properties that are Pre 1940. listed, historic, significantly extended, or neglected or unusual.

  • Obvious defects are described and the identifiable risk of those that may be hidden.
  • Remedial options are outlined along with if considered to be serious, the likely consequences if the repairs are not done.
  • A timescale for the necessary work should be proposed. Future maintenance of the property is discussed, identifying those elements that may result in more frequent and/or more costly maintenance and repairs than would normally be expected.
